Custom Homes in
Rock Creek, Gordonville
Rock Creek is a lakeside community in Gordonville with approximately two thousand available lots and architectural covenants that set the standard for what is built here. We are an approved builder in Rock Creek and are currently building multiple homes in the development. The covenant requirements — material standards, design quality, setback and massing guidelines — align with the way we build on every project.
A Community Built
Around Standards
The restrictions at Rock Creek are deliberate. They exist because the people who buy lots here understand that the value of a custom home is not determined solely by what happens on one lot. It is shaped by what happens on every lot around it. Material standards ensure that the homes share a level of quality. Design guidelines ensure that massing, setbacks, and proportions respect the character of the community. The result is a development where every home contributes to the neighborhood — where an owner’s investment is protected not only by the quality of her own home but by the quality of her neighbor’s.
For the client evaluating where to build a custom home on Lake Texoma, this distinction matters. Many lakeside areas carry few restrictions — which provides creative freedom but no guarantee of what will be built on the adjacent lot. Rock Creek provides both: the freedom to design a home that is genuinely custom within a framework that ensures the community maintains its character over time.
Rock Creek sits near the Highport Marina — one of the largest inland marinas in the country — and within a short drive of our Pottsboro office. Our Spout Springs subdivision, an eighty-two-lot community we are developing, is less than two miles away. We have built here. We are building here. We know what Rock Creek requires.
Creative Freedom
Within a Framework
Building within covenants requires a different kind of design skill than building on an unrestricted lot. The architecture must be unmistakably original — designed for the specific client, the specific lot, and the specific way they want to live — while meeting the community’s standards for materials, proportions, and character.
One project illustrates what this looks like in practice. The owners needed garages large enough for boats and lake toys. In a community with design standards, oversized garages dominating the front elevation would never have been appropriate. The architect’s solution was to split the structure into a central main house flanked by two lower garage wings, drop the rooflines to subordinate the garages visually, and raise the main floor to create a grand stair entrance. Both the covenants and the client were served.
The same design intelligence applies to every Rock Creek project. Sun studies determine window placement. Material selections respond to the covenant’s quality requirements while expressing the client’s vision. The floor plan is designed around how the owners want to live. The covenants provide the framework. The design team provides the creativity within it.

What We Hear from
Rock Creek Owners
No other builder they had spoken with made them feel that a complete team was being assembled around their project. An architect, a structural engineer, an interior designer, and a builder — all coordinated from the first conversation.
— Consistent feedback from prospective Rock Creek owners
That feedback resonates particularly at Rock Creek, where the owners are already thinking about standards. They are not looking for the lowest price. They are looking for the team that matches the level of care they expect from themselves and from their community.
At the Center of Lake Life
Rock Creek sits at the heart of the Lake Texoma region — minutes from the Highport Marina, within a short drive of Pottsboro and the Denison-Sherman corridor, and directly connected to the lake that draws most of the area’s custom home building. Our Spout Springs subdivision is less than two miles away — close enough that residents travel between the two by golf cart.
