Building on
Lake Bois d'Arc

Lake Bois d'Arc is the newest lake in the region and one of the most significant custom home building opportunities in North Texas. Approximately three thousand lots are available across multiple developments, and the community is still taking shape. We have three projects already in progress around the lake. The owners building here now are the ones whose choices will define the character of this place for the next fifty years.

A New Lake,
an Open Canvas

Lake Bois d’Arc is not a place that has been building for decades. It is a place that is building now. The infrastructure is fresh. The roads are new. The lots are open, available, and waiting for the homes that will give this community its character. For the client who values the chance to be part of something at its beginning — to choose her lot, design her home, and know that what she builds will help shape the standard for everything that follows — Bois d’Arc offers an opportunity that more established communities cannot.

Three thousand lots are available across multiple developments, including the Peninsula subdivision where we recently started our first project. Two additional homes are being designed around the lake. The pace of new inquiries is accelerating as more people discover the area and recognize the combination of water, land, and proximity to the broader Lake Texoma region.

What makes this moment significant for custom home building is the absence of an established context. There is no prevailing neighborhood style to match. There are no existing homes that constrain what the next one can be. Every project on Bois d’Arc right now is responding purely to the site and the owner’s vision — the same creative freedom that defines lake building at its best, but with an even wider canvas.

An Established Team
on New Ground

The lake is new. The team is not. We bring to Lake Bois d’Arc the same architect, the same structural engineer, the same interior designer, the same construction team, and the same process that has built over a thousand homes across the Lake Texoma region over twenty-six years. The site analysis, the sun studies, the 3D modeling, the pre-construction engineering, the verified budgets — every element of our process applies to a Bois d’Arc lot with the same rigor it applies anywhere.

What changes at Bois d’Arc is the context. The terrain is more open. The lots tend to be larger. The approach to the water is gentler. And the architectural possibilities are less constrained by what has already been built. For the design team, this is an opportunity to design with the fewest limitations — responding only to the land, the lake, and what the client wants from the home.

The structural considerations of lake building still apply. Soil conditions on a new lake development require careful engineering. The same thermally broken wall systems, closed-envelope construction, and high-performance HVAC that define every Ceci Bates home are built into every Bois d’Arc project. The lake is new, but the building science is proven.

What the Site Teaches

Every lake lot teaches the design team something. The orientation of the water determines where the primary living spaces face. The path of the sun across the lot determines window placement, shade structures, and the position of outdoor living spaces. The topography determines the foundation approach, the driveway design, and whether the home steps down to the water or sits above it. Even on a lot with fewer constraints, the land itself provides the structure that the architecture responds to.

At Bois d’Arc, the design process begins the same way it begins everywhere: with a visit to the site, a drone survey, and a conversation about how the owner wants to live. The difference is that the conversation here often includes a question the team does not hear as often on established lakes: what kind of precedent do you want to set? The home being designed is not just a residence. It is the first thing people will see when they visit this part of the lake.

Connected to the Region

Lake Bois d’Arc sits within the broader Lake Texoma region — close enough to Pottsboro, Denison, and Sherman that the infrastructure, the restaurants, the medical facilities, and the civic life of those communities are readily accessible. Lake Texoma itself is nearby, with the Highport Marina and the full range of lake recreation within a short drive. The owners building on Bois d’Arc are not isolated — they are choosing a quieter starting point within a region that has twenty-six years of community and custom home building already established around it.

Building on Bois d'Arc
Begins
with a Conversation

Whether you already own a lot on Lake Bois d'Arc or are exploring the area for the first time, the first step is the same — a conversation about what you have in mind and how our team can bring it to life on a lake where the best lots are still available.
